We’re Kevin and Angela Davis, the founders of Community Management Specialists, Inc., and we’re proud to welcome you to a company built on commitment, care, and community.
When we opened our doors in 2002, our vision was clear: to create a management company that operates with integrity, prioritizes communication, and builds lasting partnerships with the communities we serve. Over two decades later, that vision continues to guide everything we do.

As a family-owned business, CMS is more than just a company to us—it’s a reflection of who we are and what we value. We’ve walked alongside Board members during challenging decisions, supported homeowners through community changes, and celebrated growth and milestones with the neighborhoods we manage. Licensed Community Association Managers (LCAMs)

Our LCAMs serve as the backbone of community operations, offering expert guidance on everything from financials and vendor management to enforcing community rules. They work closely with the Board, homeowners, and service providers to ensure your community runs smoothly and stays well-maintained.

Compliance, Architectural Review & Violations

This combined department focuses on maintaining your community’s aesthetic appeal and adherence to its governing documents. We conduct regular inspections, manage architectural review requests, and enforce the community’s rules and regulations. When violations are identified, we issue notices and follow up to ensure timely resolutions. Our goal is to keep the community looking great while supporting homeowners’ efforts to enhance their properties within the established guidelines.

Accounting & Collections

The accounting department handles all financial aspects, including budgeting, financial reports, assessments, and collections. We ensure that your community’s finances are managed with accuracy, and that any overdue accounts are addressed promptly and efficiently.

Gates & Access Control

This department ensures that all entry points into your community are secure and functioning properly. We manage gate systems, access devices, call boxes, and security protocols, ensuring that residents, guests, and vendors have safe and efficient access.

Leases & Rentals

Our Leases Department manages lease applications, reviews tenant qualifications, and ensures compliance with community guidelines. We track rental activities, helping the Board enforce community rules related to leasing and maintaining property value.
